Leasing and Application Process

We’d love to show you around! Simply use the chatbot on the bottom-right of our homepage or give us a call to schedule your tour.

To apply, you’ll need valid identification and proof of income. Our leasing agents will assist you throughout every step of the process to ensure a smooth and seamless experience.

Applicants must demonstrate an income of at least three times the base rent. Credit approval is based on an income-to-debt ratio. We encourage you to apply to determine your eligibility.

Apply easily through our website by selecting the “Find My Home” link in the top right corner. Choose your apartment and follow the guided steps to complete your application. Please contact our team if you need any assistance along the way.

Yes.

Approval can be completed in as little as one day; however, we typically allow up to five business days to process an application. Please note that certain situations may cause delays in the approval process.

We offer flexible leasing options, with a minimum lease term of six months.

Yes, a background and credit check will be completed after your application is submitted as part of our standard approval process.

Pricing, Fees, & Deposits

Your total monthly leasing price includes convenient services such as pest control and valet trash. Water and sewer utilities are billed separately through the property and will be added to your base monthly charges.

Residents are responsible for establishing and maintaining electricity service through the provider of their choice prior to move-in.

Rent is due on the first of each month, with a grace period through the 4th. For your convenience, payments can be made online through your resident portal.

Move-In, Lease Terms

We offer flexible lease terms ranging from 6 to 15 months, depending on availability.

On move-in day, you’ll need a cashier’s check to cover all move-in charges, proof of electricity setup, proof of renters insurance, and a valid ID.

Subletting and lease transfers to another individual are not permitted within our community.

We require a 60-day written notice.

Our community is typically zoned to Wilson Montessori or MacGregor Elementary, Lanier Middle School, and Lamar High School within Houston ISD. School assignments may vary, so we recommend confirming with the district for the most accurate information.

You can conveniently pay your rent by logging into the resident portal on our website.

You will receive a renewal offer at least 65 days before your lease term ends. Please complete and return the form to the leasing office, and our team will provide you with the next steps.

Maintenance requests can be easily submitted through the resident portal. For urgent or emergency needs, please contact the leasing office immediately for assistance.
